Airbnb Rules and Regulations

The following rules and regulations are designed to ensure all guests enjoy a comfortable, safe, and luxurious experience at our premium Airbnb property.
1. Check-In and Check-Out
Check-In Time: 3:00 PM or later
We kindly ask guests not to arrive early unless previously arranged. Early entry may interrupt ongoing cleaning or maintenance procedures, which are vital to ensuring a quality experience for all guests.
Check-Out Time: 11:00 AM
Timely check-out is appreciated. Late departures without prior approval may result in additional charges to cover cleaning staff delays or overlapping reservations.
2. Quiet Hours
Daily Quiet Hours: 10:00 PM – 7:00 AM
Out of respect for our neighbors and local ordinances, we request that guests reduce noise during this period. This includes avoiding loud music, outdoor gatherings, or using sound systems at high volumes.
3. Guest Limitations
Maximum Occupancy: 16 guests
Only registered guests are allowed on the property. No additional visitors, overnight guests, or parties without prior written approval. This is for liability, safety, and compliance reasons.
4. Smoking Policy
No Smoking Allowed (Indoor or Outdoor)
This is a 100% smoke-free property, including tobacco, marijuana, vapes, and incense. Smoking inside will incur a deep-cleaning fee of $500 minimum and may result in removal from the premises.
5. Pet Policy
No Pets Allowed
To maintain high standards of cleanliness and to accommodate guests with allergies, we do not permit pets. Service animals may be allowed with prior documentation, but emotional support animals must be disclosed and approved in advance.
6. Security & Surveillance
Exterior Cameras: Doorbell, driveway, and entrance areas are monitored for security.
These devices are for guest safety and property protection. There are no cameras inside the home or in any private areas.
Tampering with any security device will result in immediate termination of the reservation without refund and may be reported to Airbnb.
7. Events, Parties, and Gatherings
Strictly No Unauthorized Parties or Events
We do not allow parties, events, or large gatherings unless pre-approved. Violating this policy may result in immediate eviction, loss of security deposit, and potential legal action.
8. Pool and Hot Tub Rules
Use at Your Own Risk
No lifeguard is on duty. Children must be supervised at all times. No glassware or alcohol near the pool or hot tub. Use plasticware and exercise caution.
Hours of Use: 7:00 AM – 10:00 PM
Please cover the hot tub after use and do not change temperature settings beyond 104°F.
9. Kitchen Use & Cleaning
- Guests are welcome to use the kitchen but are responsible for cleaning up after themselves.
- Please wash all dishes, wipe down surfaces, and dispose of food waste before check-out.
- Leaving dirty cookware, excessive mess, or spoiled food may result in a cleaning fee surcharge.
10. Damages and Breakages
Guests are expected to report any damage—even minor ones—as soon as it occurs.
This helps us address issues quickly and ensures transparency for all parties.
Costs for missing items, broken furnishings, or excessive wear may be deducted from the security deposit.
11. Appliance & Amenity Use
Please use appliances responsibly.
If unsure how to operate an appliance (e.g., oven, sound system, smart lock), consult the welcome manual or contact the host.
Do not move indoor furniture outdoors or attempt to alter any home setup (e.g., network equipment, wiring, or smart devices).
12. Trash & Recycling
Guests are responsible for placing trash in designated bins and following local recycling instructions.
For long stays, take garbage to the outside bins on scheduled pick-up days.
13. Lost and Found
The host is not responsible for personal items left behind.
However, if found, items can be mailed back at the guest's expense (shipping + handling).
14. Respect the Neighborhood
This home is located in a residential neighborhood. Please treat it with the same respect you would your own home.
Loud outdoor activity, blocking driveways, or ignoring parking boundaries may result in complaints and potential eviction.
15. Violation Consequences
Violating house rules may lead to:
- Immediate termination of your stay
- No refund for unused nights
- Additional fees or charges through Airbnb's resolution center
- Reporting to Airbnb, which may affect your ability to book future stays
16. Property-Specific Rules
- Smart Home Features: Do not adjust or tamper with smart home devices, thermostats, or security systems.
- Fireplace Usage: Follow specific instructions for fireplace operation. Never leave fires unattended.
- Outdoor Amenities: Use outdoor grills, fire pits, and entertainment areas responsibly and clean after use.
- Parking: Park only in designated areas. Do not block neighbors' driveways or access points.
17. Energy Conservation
- Please turn off lights, TVs, and appliances when not in use.
- Keep doors and windows closed when heating or air conditioning is running.
- Report any water leaks or maintenance issues promptly.
18. By Booking This Home, You Agree To:
- Read and understand all house rules
- Be a responsible guest and care for the property
- Contact the host promptly if something goes wrong or breaks
- Leave the property in the condition it was found
